We can also aid the client in further interior design, such as furniture, rugs and art.
We are happy to design and procure bespoke furniture items to fit the spaces exactly. To continue the cohesive approach of design we look to use materials that we have already fitted in other areas of the project.
We are also able to put together more simple interior design packages, with furniture suggestions for each space, to suit every budget.
The construction concludes and the property is handed back to the client. We will aid with finalising any further defects, and close out the building contract.
Construction now commences. By now a building contract is in place between client and builder, which we administer. A construction cost and duration has been agreed. We are on hand throughout construction to liaise directly with the builder, aid with any site discrepancies, respond to site queries, and help manage the process. We personally visit site multiple times to ensure the quality of the construction is as expected, and in line with the design.
Meetings will be held throughout construction to ensure the build runs smoothly and in line with expectations. Toward the end of the process, a snagging list will be carried out on behalf of the client.
Once planning permission is granted, we move onto technical design. We approach specialist suppliers, agree and specify the finishes, fixtures and fittings, and prepare all necessary drawings and schedules required for tendering.
We use this stage to finalise as many decisions as possible. With the client we will review material samples, product specifications, and visit showrooms if necessary.
We approach builders and liaise directly with them, in order to reach a construction price within budget, and agree a start date.
During this stage, we also coordinate the information required for Building Regulation approval, CDM approval, Party Wall consent etc.
Stage 3 focuses on consents with planning permission as priority. We organise the planning application - be it a householder application, listed building consent, permitted development, or a full planning application. As a minimum these applications will require a cohesive set of plans, sections and elevations, along with a planning statement. The covers the design reasoning, and how we align with the local planning requirements.
Once submitted, we liaise with the Case Officer from the Local Authority. For most private residential projects, the standard determination period is 8 weeks, plus a validation period of 1-2 weeks. We do all we can to achieve a successful planning outcome.

A single concept and layout option is translated into CAD and tested in 3D, to develop a strong outline design. We analyse key views to understand how different elements of the design come together, and how the spaces best flow. For us design cohesion is key, and we will determine the pivotal design moves to ensure the overarching concept is strong, remaining in focus throughout the process.
We also develop the programme as required and organise other consultant involvement, e.g. Quantity Surveyors, Structural Engineers. At this stage we may also seek pre-application advice from the Local Authority, depending on the nature of the project.
We summarise this stage with another client meeting to ensure there is a clear and concise route moving forward.
Once appointed, we visit site to gain a strong understanding of the project and surroundings. We organise a measured survey of the existing property, which we use to test layout options and concept sketches. A variety of layouts allows the client to understand their architectural priorities, and can aid budgetary decisions.
In tandem, we begin to determine the look and feel of the space: materiality, quality of light, thresholds, textures and tones.
We research the relevant planning processes to understand the requirements and timelines, and any potential impact on the design.
This information comes together and is presented to the client - either in person or via a video call, whichever works best for all involved.
Before any design is undertaken, we have a conversation with the client to determine the brief. This can be a phone or video call, or in person if the project site is convenient for everyone.
We will help identify the core components of the brief, including budget, look and feel, time frames and the desired output. Based on this information, we will put together a fee proposal.
